Dubai's office fit-out market has settled into fairly predictable per-square-metre rates in 2026. As a rule of thumb, framed aluminium partitions with 6mm glass sit at AED 280–380/sqm, single-glazed 10mm frameless at AED 350–450/sqm, 12mm frameless at AED 450–550/sqm, and full double-glazed acoustic systems at AED 650–850/sqm — all fully supplied and installed by a licensed contractor.

DED, DCD & Landlord NOC Costs in Dubai

Every serious office partition project in Dubai needs at minimum a landlord NOC and, for anything modifying fire compartments or exit paths, Dubai Civil Defence (DCD) approval. Landlord NOC fees vary by building but typically sit at AED 500–1,500. DCD drawing submittals and approvals run AED 1,500–3,500 per submission, and consultants who prepare the DCD drawing package charge AED 2,500–6,000 depending on scope.
